Overland, Pacific & Cutler, Inc. is a dynamic, professional real estate services firm that provides a full complement of land and right of way services including real estate appraisal, acquisition, relocation, and program management exclusively to a public agency clientele. Currently, OPC is expanding its services to Las Vegas and we have opportunities available for Agents and Senior Agents in the Las Vegas area. Your clients will include Affordable Housing Developers and Operators, Local Public Agencies, Water Districts and Transportation agencies.
Responsible for deliverin! g high quality real property Acquisition, Relocation/Right of Way (ROW) consulting services to a diverse clientele.
Involved with some direct client contact and responsibility.
Interviews displacees to establish relocation needs and special requirements.
Provides clear explanations of relocation processes; prepares and distributes required notices.
Calculates and determines eligibility for benefits; prepares claim forms; processes payments through the displacing agency.
Conducts searches for replacement referrals; coordinates the moving process, and provides ongoing assistance.
Obtains Project Manager's authorization on all ability to pay calculations, letters of eligibility, notices, claim forms, and correspondence.
Maintains complete and accurate case files, pursuant to OPC and project specific requirements.
Submits case files to the project manager in a timely manner on a monthly basis for review and/or as required.
Updates and closes ! case files.
Senior Agent may be involved in the following:
Negotiating independently with property owners, mortgage holders, corporations, executors, or their attorneys or representatives to obtain rights of way for projects, either private or public, by fee purchases, dedication or stipulation.
Investigating and negotiating with property owners or their agents in matters relating to purchase, lease or disposal of real property.
Analyzing and interpreting detailed appraisals for use in negotiated acquisitions, sales, leases or condemnation suits.
Preparing and coordinating the preparation of deeds, reconveyances, agreements, maps and other documents Involving property rights.
Skills and Knowledge
Requires strong MS Word, Excel, Outlook and project management tools abilities.
Experience and Education
Bachelors Degree in Public Administration, Business or other related field.
Agent - 1-2 years profes! sional level experience.
Senior Agent - 3-5 years professional leve! l experience. Right-of-way acquisition and relocation experience helpful.
Industry experience not required; real estate license preferred, but not required. Experience working with public sector agencies helpful.
