Job Summary:
Reporting to the Managing Director of Real Estate Services, the Real Estate Manager will be responsible for managing all day to day aspects of running a variety of properties. The position will be based in our Las Vegas office and will also interact with the Managing Director in that office.

Essential Functions:
Maintain properties

Oversee that we have strong and positive tenant relationships
Address maintenance issues in a timely manner
Maintain appropriate service contracts/purchase order! s
Diligently oversee property maintenance and cleanliness !
Visit properties frequently
Complete budgeted capital projects

Client Relations

maintain a positive and constructive working relationship with the owner or its representative
respond to owner/client requests in a timely fashion
oversee and manage client reporting
provide superior client financial and property operating reporting monthly, quarterly, annually and/or as required to maintain both the terms of the management agreement and a positive client relationship
create opportunities to engage client in social settings at least once annually

Manage the occupancy of properties

Correspond with tenants
Follow up with past due tenant balances
Initiate legal proceedings for delinquent tenants
Prepare lease briefs, commencement letters, and other lease addendums
Handle security deposit refund requests for vacating tenants
Maintain tenant and vendor insurance certificates
Interface with asset mana! ger and leasing agents in a timely and professional manner

Produce and Administer property budgets and financials

Review and develop annual property management plan and prepare operating budgets
Manage all costs to ensure maximum profitability
Review for accuracy, code and forward project related invoices
Review monthly financials
Prepare A/R aging explanation report for monthly financials
Prepare and distribute complete, accurate, and timely monthly reports, including narrative, Rent Roll, financial statements, variance explanations

Oversee the general contractors or any subcontractors through completion of construction/improvements/rehab

Review Scope of work, estimates, proposals
Review contracts for accuracy
Review contractors’ insurance certificates
Communicate with contractors and subcontractors
Manage contractor’s schedules to minimize delays
Manage and minimize change orders

Mark! eting and leasing

Assist in the selection of the broker for th! e property
Keep in contact with broker on the marketing of the project
Ensure new leases and renewals are executed satisfactorily
Administration of leases for operating properties and management contracts for property management firm
Review letters of intent and other legal documents concerning new and existing leases

Manage the due diligence process for new property acquisitions & disposition (close of escrow)

Coordinate with vendors/consultants to gather necessary due diligence materials;
Secure/coordinate/analyze/review due diligence material including, but not limited to:

ALTA Surveys
Building Plans/As Builts
PML’s (seismic)
Property Condition Reports
Environmental (Phase I’s, II’s, etc. ) and Soil Reports
Roof/HVAC Reports
Budgets
Operating Rent Rolls, Escalations/options
Title Docs
Exchange Documents and Facilitation
Tax Bills

Review reports to ensure accuracy in a ti! mely manner
Coordinate the distribution to lender, appraiser, buyer, seller, attorney, etc .
Prepare investment opportunity packages for new partnerships; distribute to potential investors;
Collect all information from investors to finalize partnership documents;
Review partnership documents for accuracy of business structure
Review and confirm escrow closing statements

Administration

Assist with employee selection, training, and control, and assures that all supervised employees comply with the appropriate policies and procedures
Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate
Continually improves management and technical skills
Ensures property files and records are maintained

Knowledge, Skill and Experience

Minimum Education an! d Skills required:
Bachelors degree, or equivalent in other edu! cation combined with experience
Minimum of 5 years of experience in commercial real estate, including direct property management responsibility
Nevada Real Estate License and Property Management Permit
Experience with Yardi property accounting software required

Other Skills Required:
